  1. Site review

    Check power, gas, water, grease, exhaust and zoning before you sign. Review the landlord work letter and TI terms.

  2. Design and permits

    Adapt your prototype to the site, coordinate the architect and engineers, and push permits and health approvals through.

  3. Bidding

    Invite the right contractors, level every bid line by line, and negotiate. You see every number.

  4. Construction

    Weekly site reviews, schedule control, pay application checks and a firm line on change orders.

  5. Equipment and opening

    Kitchen equipment specs and orders, final inspections, certificate of occupancy, punchlist and handover to your team.

    Building via expeditor, health plan review and liquor license filed together. Bid set to three GCs during city review.

A fixed fee per unit or a percentage of construction cost, agreed before any work starts. No markups and no referral fees from contractors or vendors. We are paid by you only.

You approve the budget and the contingency. You set the approval limit. We handle every change order below it within 48 hours, and you see each one in the weekly report. Anything above the limit, or anything that touches your brand or opening date, comes to you.

Form submissions are processed and stored by our hosting provider, Netlify, and forwarded to our business email.
